Landlord roof surveys for homes and businesses in Grove Hill

We survey let and shared roofs in Grove Hill and across London and South East England. Time on site usually takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. We inspect from the ground, vantage points, the roof space and the roof where it’s safe, and by drone where it’s applicable. You then get a written report with photos. If you’ve noticed splits and blisters in flat roof coverings and cracked or lifting flashings, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Prices for landlord roof surveys in Grove Hill

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • Whether it is a home or a commercial building
  • The number of roofs, including extensions and garages
  • The roof’s overall size

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we need to know

We will usually ask about:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • Where the property is, with the postcode
  • Pictures of the roof from a safe spot, if you have them

Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Common questions in Grove Hill

Do you carry out roof surveys in Grove Hill?

We do. The survey and report are the same in Grove Hill as anywhere else.

Does a conservation area affect roof work in Grove Hill?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you say whether the freeholder or leaseholders should pay?

No. Who pays is typically set by the lease and we don’t give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Does the report help with maintenance planning?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials
  • The structure in the way a structural engineer would assess it

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

What we look at

  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Shared roofs
  • Blocks of flats
  • Gutters and downpipes

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for a house, and longer for a block or a building with several roofs. Somewhere as small as Grove Hill, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the loft space is arranged with you beforehand.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Getting ready for the survey

  • Find any records of previous roof work
  • Have any questions written down, so nothing gets missed

Tips from our surveys

These tips come from what we see on roofs every week:

  • Arrange flat access ahead of time
  • Deal with urgent items first
  • Keep roof surveys on a rolling plan
  • Make leak reporting easy for tenants

Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. We inspect them as far as it’s safe to see.
