Down Street Landlord Roof Survey
Know where you stand with the let or shared roof before you spend money on it. We carry out landlord roof surveys in Down Street, with photographs and a clear written report.
- Standing water on a flat roof
- Leaking joints at party walls
- Worn ridges, hips and verges
Why get it checked now?
Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. In a small place like Down Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

Landlord roof survey in Down Street: what you get
A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. We are often asked to look into leaks into upper flats and flashings that have come away, on converted houses, flat roofs on blocks and gutters and downpipes.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
What you get is a clear record of the let or shared roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Can I check my roof myself?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What a survey costs
All our prices include VAT. The things that change the price are:
- The use of thermal imaging or a drone
- Height and safe access
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
We’ll usually ask about:
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- What kind of property and roof it is

Tips that help
A little preparation and a few simple habits help. Our tips:
- Make sure the loft space can be accessed
- Ask your managing agent about lease terms
- Put urgent roof work at the top of the list
- File each roof report for future reference
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents frequently choose the package that suits the building.
Make sure the loft hatch can be reached and opened so a surveyor can look inside the roof. Clutter around the hatch slows things down.
What a landlord roof survey looks like in Down Street
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you look after a building such as Fletching Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Uckfield station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

When to book a survey in Down Street
Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs and how soon.
Things that often lead to a survey include:
- Ponding or splits on flat roofs
- Loose ridge or hip tiles
- Cracked or lifting flashings
- Damp or stains in top-floor flats
Trees in and around West Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
Choosing a roof surveyor
- How they plan to inspect the roof safely
- What happens after the report arrives
- Whether the loft is part of the inspection
- What exactly goes into their report
Your questions about landlord roof surveys in Down Street
Do you cover smaller places like Down Street?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.
How do I find out if my home in Down Street is listed?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you survey at the weekend?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
Can your report tell us who pays for the roof work?
No. Who pays is typically set by the lease and we do not give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.
How experienced are you?
We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we will say so.
How it works
After the inspection, everything we found is written up as a report with photographs, emailed to you. On timing, most surveys take about one to two hours for a house, and longer for a block or a building with several roofs. For a village or hamlet like Down Street, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.
- First, we confirm the scope and the purpose of the report.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- You get a written report to plan maintenance and budgets.
How to prepare
- Dig out any old roof reports or invoices
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached
