Landlord roof survey in Northease: what you get
Our landlord and block roof surveys cover Northease and the rest of London and South East England. Time on site normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a report with photographs. If you’ve noticed flashings that have come away and damaged pots and flaunching, a survey will tell you what’s going on.
Older buildings in small places like Northease may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Northease
How do I find out if my home in Northease is listed?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Does being near the coast affect roofs in Northease?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Will you need to get into tenants’ homes?
We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
How much is a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or use the contact form for a price.
How much time does the visit need?
It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. We’ll give you an idea as you book.
Do you carry out surveys on Saturdays and Sundays?
We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at most homes, and about three to four hours for a commercial roof. Around Northease, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.
- First, we confirm the scope and the purpose of the report.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can safely be seen.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Before we arrive
- Leave a clear route to the loft
- Make a note of anything you’d like us to look at
- Note where any stains or damp appear
Booking a survey

Landlord roof surveys in Northease: local notes
Northease is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Historic houses such as Monk's House, about 0.7 miles east, show how far back building in the area around Northease goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Trees in and around Lewes and Laughton Levels shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. For landlords with property near Southease station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Priory School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Northease is about 3 miles south of Lewes, in East Sussex. Houses, flats, blocks and commercial buildings in Northease can all book landlord roof surveys. Northease is one of the places in East Sussex where we work. You can also see our page for Brighton.

We work in homes and buildings around Lewes and Laughton Levels and the streets around them. For rail, the closest station is Southease station, roughly 1.4 miles south-east of the centre. Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What this survey can’t tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- The rest of the building, as a RICS Level 2 or 3 survey would
- Parts of the roof we cannot safely see or access
- Responsibility under a lease
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.
What we look at

Different roofs, different checks
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected where it is safe to see them.
Roof spaces and lofts
Looking inside the roof frequently tells us more. We go into the loft where it is safe looking for water marks and gaps.
Why get it checked now?
A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later helping you spread the work. Outbuildings and barns around Northease are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
