Honest limits

A survey is a close look at the let or shared roof, but it can’t do everything. The main limits are:

  • Structural calculations or an engineer’s report
  • Confirming asbestos in older roof materials
  • Roof areas we weren’t given access to

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

About our landlord roof survey in Iford

Our landlord and block roof surveys cover Iford and the rest of London and the South East. A visit usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the loft space and the roof where it’s safe, and by drone where it’s applicable. A written report with photos follows. We survey flat roofs on blocks, gutters and downpipes and shared roofs, and the problems we are asked to look at most are slipped or missing slates and tiles and splits and blisters in flat roof coverings.

Older buildings in small places like Iford may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes between one and two hours at a typical home, though large, tall or awkward roofs take more time. In a hamlet or village like Iford, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Iford: your questions answered

Is my home in Iford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs for landlords with property near Lewes station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Local roofs in Iford

Iford lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Monk's House, about 1.4 miles south-east, is one of the historic houses in the wider area around Iford. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you look after a building such as Iford and Kingston Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Railway Land shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Iford is about 2 miles south of Lewes, in East Sussex. Surveys in Iford work the same way as everywhere we cover: a careful inspection, photos and a written report. Our East Sussex coverage includes Iford.

What affects the cost of landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The roof’s overall size
  • Height and safe access

Prices quoted always include VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you get in touch

A few details help us suggest the right survey and price. When you get in touch, it’s useful to mention:

  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved
  • What made you get in touch

To get a price for landlord roof surveys in Iford, call 07833 053749 or drop us an email. The address, the type of property and what you’d like to know help us price the survey accurately.

What we are asked to look at in Iford

A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.

Signs worth acting on include:

  • Damp or stains in top-floor flats
  • Ponding or splits on flat roofs
  • Worn ridges, hips and verges
  • Chimney stacks in poor repair

If your home is one of the older ones in the streets near St Pancras Church (Kingston near Lewes), old fixings, lead flashings and tall chimneys are typical of older roofs.

What to check before booking

  • Whether the price includes VAT
  • How long the report takes to arrive
  • Whether any drone flown is registered with the CAA
  • What they won’t be able to tell you

What a good roof survey covers

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
