Older and listed buildings around Iford may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

About our thermal roof survey in Iford
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. We are often asked to look into possible trapped moisture under a flat roof covering and leaks that are hard to trace, on insulated roof spaces, flat roofs and loft conversions.
In a village or hamlet like Iford, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Thermal roof surveys in Iford: local notes
Iford lies within about 4 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Historic houses like Monk's House, about 1.4 miles south-east, show how far back building around Iford goes. A drone or thermal survey does not involve any work on the roof, which suits older buildings. The streets around a church like St Pancras Church (Kingston near Lewes) are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that’s where a view from above or with a thermal imager helps.
Iford is about 2 miles south of Lewes, in East Sussex. Anywhere in Iford, we can come and survey your property, on a weekday, Saturday or Sunday. Iford is one of the places in East Sussex where we work for thermal roof surveys.

What this survey can’t tell you
A survey is a proper look at the roof, but it can’t do everything. The main limits are:
- Readings unaffected by sun, shade or reflections
- Seeing water directly, as the camera shows temperature, not moisture
- Whether the deck or roof structure is strong enough
If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and doesn’t.

What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- Extensions, dormers and garages with roofs of their own
- Roof area
- Any need for thermal images or a drone flight
- The package you choose: Basic, Standard or Premium
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

What we’re asked to look at in Iford
Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so moisture readings can be targeted.
Most people get in touch when they’ve noticed something like this:
- Water that travels before it shows
- Moisture around outlets and upstands
- Cold spots on ceilings under the roof
- Water getting in at parapets and stacks
If you look after a building such as Iford and Kingston Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- What they won’t be able to tell you
- What exactly goes into their report
- How they plan to inspect the roof safely
Iford: your questions answered
Is my home in Iford listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Iford within the area you cover?
Yes, Iford is on our map. Villages and rural addresses get the same survey as a town house.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How long does the survey take?
It normally takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. The report follows by email.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Will you walk on the roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
Is thermal imaging included in your surveys?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.
What happens on the day
Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, most surveys take roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Iford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We talk through the roof, any damp or leaks, and the weather expected on the day.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- A thermal camera records how the surface temperature varies across the roof.
- Any patterns of interest are checked with moisture readings where we can reach them.
- We write up the thermal images alongside ordinary photos and recommendations.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Unlock side gates and any roof access doors
- Tell us where we can park nearby
Getting a price
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.
Advice
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Keep the report to compare against after any repair
- Ask us about the forecast if rain is expected
- Check from the ground or a window, never by climbing
- Tell us where and when you’ve seen damp or stains
Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.
Consider a repeat survey after major work on the roof in suitable weather.
