Thermal roof surveys for homes and businesses in Rodmell
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We are frequently asked to look into cold areas below the roof and wet insulation beneath the membrane, on insulated roof spaces, ceilings below the roof and commercial roofs.
Somewhere as small as Rodmell, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What happens on the day
You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Rodmell, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- You let us know about the roof and any damp, leaks or cold rooms.
- The weather and surface conditions are recorded.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
Preparing for the visit
- Jot down any questions you want answered
- Mention any parking restrictions on your street
- Agree roof access with the managing agent if it is shared
Booking a survey
Most bookings start with a short call: phone 07833 053749 or email us. The price is agreed before a date is set.
Advice
What we can’t see
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Structural calculations, which need a structural engineer
- Confirming water without moisture readings
- Readings unaffected by sun, shade or reflections

Rodmell questions
How do I find out if my home in Rodmell is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will you come out to Rodmell?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will thermal imaging find my leak?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, like electronic leak detection.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Mention it when you contact us and we will explain what’s needed.
How long will you be at the property?
It usually takes about one to two hours for a house, and about three to four hours for a commercial roof. You’ll then get the report by email, on the timescale of your package.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Heat the home normally on the days before
- Check outlets after heavy rain
- Photograph damp patches with the date
- Check from ground level or a window, never by climbing
Many people send the report to roofers, who can then quote for the areas shown. Because the images are paired with photos, it is easy to find each area on the roof.
Consider a repeat survey after major work on the roof, when the conditions are suitable.

Thermal roof surveys around Rodmell
Rodmell lies within about 4 miles of the sea. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. About 0.4 miles north-east lies Monk's House, a reminder of how long the area around Rodmell has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
For site and facilities teams at buildings like Priory School, thermal images can show where wet insulation sits under a big flat roof.

Common roof problems in Rodmell
Some owners book because the rooms under the roof feel cold. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, particularly when there is a clear difference between inside and outside.
These are some of the problems a survey can pick up:
- Thin or uneven insulation in the roof
- Wet insulation beneath the membrane
- Water that travels before it shows
- Cold areas below the roof
If your home is one of the older ones in the streets near St Peter's Church, thin or patchy insulation under an old roof often shows up clearly on a thermal image.
