Landlord roof survey in Ashton Green: what you get

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it along with RTM and residents’ management companies. You get a written report with photos and recommendations, prioritised by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed flashings that have come away and leaks into upper flats, we can find out what’s behind it, on rented houses, shared roofs and converted houses alike.

Some older homes in villages like Ashton Green are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens if roof problems are left?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Your questions about landlord roof surveys in Ashton Green

Do you survey roofs for landlords with property near Glynde station?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Will you come out to Ashton Green?

Yes, Ashton Green is on our map. A small place gets exactly the same survey as a big one.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

What if it rains on the day?

Light rain does not typically stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

The survey, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there’s safe access. All told, expect about one to two hours for a single let house, with blocks of flats taking longer. For a village or hamlet like Ashton Green, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Clear the way to the loft hatch
  • Jot down any questions you want answered
  • Have any paperwork from past roof work to hand

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What we are asked to look at in Ashton Green

Older buildings across London and the South East have roofs that are decades old. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.

Most people get in touch when they’ve noticed one of these:

  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Failed flashings at walls and chimneys
  • Loose ridge or hip tiles

If you let a flat or house near Glynde station, a dated record of the roof is useful when planning maintenance across a let.

What a landlord roof survey looks like in Ashton Green

In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Ashton Green has a long history of building, with Glyndebourne about 1 mile south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to The Parish Church of St Mary the Virgin: its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building like Ringmer Primary and Nursery School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What this survey can’t tell you

No survey can tell you everything, and it is better to know them up front. Bear these in mind:

  • Structural calculations or an engineer’s report
  • Roof areas we weren’t given access to
  • Responsibility under a lease

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.
