Landlord roof survey in Shortgate

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can deal with it first and budget for the rest. We survey blocks of flats, shared roofs and converted houses, and people most frequently book us about ceiling stains reported by tenants and loose ridge or hip tiles.

Older buildings in small places like Shortgate may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a landlord roof survey in Shortgate

Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.

Typical things we’re asked to look at include:

  • Parapets and upstands in poor repair
  • Cracked or lifting flashings
  • Ceiling stains reported by tenants
  • Ponding or splits on flat roofs

Landlords with a home close to Uckfield station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking anyone

  • Will the report include photos?
  • What follow-up you get after the report
  • Whether the inside of the roof is included
  • How soon the report will arrive

What a good roof survey covers

How we price landlord roof surveys

When we price a survey, we consider:

  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Booking your survey

If you can, have these to hand when you contact us:

  • The kind of building and roof involved
  • Access details, such as a loft hatch or a shared roof
  • What made you get in touch
  • Where the property is, with the postcode

We survey roofs on weekdays and at weekends. To arrange a day that suits you, phone 07833 053749 or drop us an email.

Honest limits

In fairness, a roof survey has limits:

  • Roof areas we weren’t given access to
  • Responsibility under a lease
  • Walls, floors and services beyond the roof

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

What we check

  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Converted houses
  • Shared roofs

Why it’s worth a survey now in Shortgate

Keeping a dated survey on file helps with future planning. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. In a place like Shortgate, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Why us?

  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • Drones and thermal imaging where it applies
  • A report with photos
  • Surveys on any day of the week

FAQs for Shortgate

I let a flat near Uckfield station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

How do I find out if my home in Shortgate is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you check the loft?

If there is a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Do you work in Shortgate?

Yes. We survey roofs in Shortgate and the rest of East Sussex, as part of our work across London and South East England. To book, phone 07833 053749 or email us.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

How long will you be at the property?

It typically takes about one to two hours for a single let house, with blocks of flats taking longer. The written report follows by email, on the timescale of your package.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take about 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Shortgate, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Clear the way to the loft hatch
  • Point out any leaks or damp patches
  • Have any paperwork from past roof work to hand

Advice

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Local roofs in Shortgate

About 3.5 miles south-west lies Glyndebourne, a reminder of how long the area around Shortgate has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
