For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps with budgets and planning.
How a landlord roof survey works in East Dean
Our landlord and block roof surveys cover East Dean and the rest of London and the South East. Time on site normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the loft space and the roof where it’s safe including by drone where applicable. A written report with photos follows. If you’ve noticed ceiling stains reported by tenants and leaking joints at party walls, a survey will tell you what’s going on, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Landlord roof surveys around East Dean
East Dean is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Historic houses such as Alfriston Clergy House, about 3.9 miles north-west, show how far back building in the area around East Dean goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
If you own a rental within reach of Eastbourne station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- File each roof report for future reference
- Ask residents to report damp straight away
- Have gutters and outlets cleared every year
- Do not wait for a leak to survey the roof
If anything in the report needs explaining, ask us. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.
Have the roof looked at regularly, not just when it leaks. A survey every few years suits many let and shared buildings with gutters cleared every year.

What we look for on each type of roof
Roof spaces and lofts
The loft space shows a lot about a roof’s condition. We check it where there is safe access looking for water marks and gaps.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
How it works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around East Dean, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree which roofs and which parts of the building are included.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
- Every defect we find is photographed and given a priority where relevant.
- The report sets out condition and recommendations to help you plan.
How to prepare
- Have any paperwork from past roof work to hand
- If it isn’t your property yet, arrange access through the agent
- Unlock side gates and any roof access doors

Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What we’re asked to look at in East Dean
Older buildings across London and the South East have roofs that are decades old. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that’s happening.
Signs worth acting on include:
- Slipped or missing slates and tiles
- Flashings that have come away
- Cracked or leaning shared chimneys
- Leaking joints at party walls
The streets around a church such as The Parish Church of St Simon and St Jude are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common questions in East Dean
Does being near the coast affect roofs in East Dean?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
I let a flat near Eastbourne station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or email us with the details, and we’ll talk through which survey suits.
How long is the visit?
Time on site depends on the roof, but most surveys take about one to two hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
Is East Dean in your area?
Yes. Our area covers London and South East England, East Dean included.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
