Landlord roof survey in Camber
Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders frequently want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photos and recommendations. Surveys are carried out seven days a week which can help when arranging access with residents. We survey flat roofs on blocks, converted houses and blocks of flats, and the problems we are asked to look at most are worn ridges, hips and verges and chimney stacks in poor repair.
Older buildings in small places like Camber may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Practical tips
Small things make a difference. Our tips:
- Book gutter clearing at least once a year
- Deal with urgent items first
- Ask your managing agent about lease terms
- Do not store items over the loft hatch
How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Pick the package that suits the building and your timescale.
Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.
Signs you need a landlord roof survey in Camber
Many blocks and converted houses have several roof types. Each wears differently and the smaller roofs are easy to forget.
Typical things we are asked to look at include:
- Gutters overflowing onto walls
- Cracked or leaning shared chimneys
- Gaps where tiles or slates have slipped
- Ponding or splits on flat roofs
The streets around a church like St Thomas the Apostle are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
- Do they have a CAA Flyer ID and Operator ID for drone work?
- How soon the report will arrive
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take about one to two hours for a single let house, with blocks of flats taking longer. Rural addresses near Camber can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Before we arrive
- Unlock side gates and any roof access doors
- Move anything stored under the loft hatch
- If it is not your property yet, arrange access through the agent

Landlord roof surveys in Camber: local notes
Camber lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
Historic houses such as Lamb House, about 2.8 miles west, show how far back building around Camber goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. If you own a rental within reach of Rye station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about landlord roof surveys in Camber
Does a conservation area affect roof work in Camber?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Will you come out to Camber?
We do. Villages and rural addresses get the same survey as a town house.
Can your report let us know who pays for the roof work?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
How do I book a survey in Camber?
Simply call 07833 053749 or email us with the address. We’ll ask a few questions, confirm the price and agree a date.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Who usually books a landlord or block roof survey?
Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Owners in a shared building book it too.
Do you survey roofs shared between flats?
Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be and we will say so.
What a landlord roof survey does not cover
It’s a careful look at the let or shared roof, not the whole story. Its limits include:
- The rest of the building, as a RICS Level 2 or 3 survey would
- A full structural assessment of the building
- Confirming asbestos in older roof materials
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and does not.
