Landlord roof surveys around Herstmonceux
The wider area around Herstmonceux has a long history of building, with Horselunges Manor about 3.1 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

How a landlord roof survey works in Herstmonceux
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey flat roofs on blocks, converted houses and gutters and downpipes, and the problems we are asked to look at most are mortar falling from ridges and verges and slipped or missing slates and tiles.
In a village or hamlet like Herstmonceux, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What happens on the day
The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes between one and two hours for most houses, and more on a big or complicated roof. Older rural homes like those around Herstmonceux can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We agree which roofs and which parts of the building are included.
- Access to flats and the loft space is arranged with you beforehand.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.
Getting ready for the survey
- For flats, check roof access has been agreed

Advice
Do you need a landlord roof survey in Herstmonceux?
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.
Problems we come across often include:
- Damaged pots and flaunching
- Slipped or missing slates and tiles
- Splits and blisters in flat roof coverings
- Worn ridges, hips and verges
Take a building like Herstmonceux Church of England Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What happens if roof problems are left?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. For an older or listed building in a place like Herstmonceux, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

DIY checks: what’s safe
A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
Herstmonceux questions
Does a conservation area affect roof work in Herstmonceux?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Herstmonceux within the area you cover?
Yes. Herstmonceux is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Will you need to get into tenants’ homes?
We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
Do you advise on who is responsible under the lease?
No, we do not advise on leases, so ask your managing agent or a solicitor. Our job is to report on the roof itself.
Can you survey a shared roof on a terrace or converted house?
Yes, shared roofs are a common request. Where a neighbouring roof isn’t part of the access, we can only see it from vantage points and we will say so.
How long does a landlord roof survey take?
A visit usually takes between one and two hours for a house, and longer for a block or a building with several roofs. We will give you an idea when you book.
Different roofs, different checks
Roof spaces and lofts
Looking inside the roof often tells us more. We go into the loft where it is safe looking for water marks and gaps.
Shared chimney stacks
Chimneys often let water in at the flashings. We record anything visible.
