Pre-purchase roof survey in Herstmonceux
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it is safe to get in. You get a written report with photos. We’re often asked to look into chimney mortar that has eroded and blocked or leaking gutters, on natural slate, chimney stacks and the roof space.
Somewhere as small as Herstmonceux, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put by urgency where it matters.

How we price pre-purchase roof surveys
Several things affect the price of a survey:
- Whether thermal imaging or a drone is needed
- Building height and the viewpoints available
- How big the roof is
- Extensions, dormers and garages with roofs of their own
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
What we need to know
We will normally ask about:
- When you need the report by
- The style of property, from a terrace to a block
- Where the property is, with the postcode
- Where water is showing inside, if it is
Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.
How the survey works
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes about one to two hours at a typical home, or half a day or so for a commercial building. Rural addresses near Herstmonceux can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- Tell us about any leaks, stains or damp patches you know of
- If you are buying, let the agent know when we’re coming
- Keep pets inside or away from the areas we’re looking at

Advice
Common questions in Herstmonceux
Is Herstmonceux within the area you cover?
Yes. Herstmonceux is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
How do I find out if my home in Herstmonceux is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Does the weather affect the survey?
A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Can I use the report to negotiate on price?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
Leave it or get it looked at?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a small place like Herstmonceux, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

Local roofs and buyers in Herstmonceux
Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. About 3.1 miles west lies Horselunges Manor, a reminder of how long the area around Herstmonceux has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Tips from our surveys
Nothing here needs a ladder. Our suggestions:
- Ask for loft access on the day
- Mention any deadline when you contact us
- Share the report with your solicitor
- Ask for any paperwork for recent roof work
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

Do you need a pre-purchase roof survey in Herstmonceux?
Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We do not test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
Common reasons to book include:
- Lead that has worked loose at a wall or chimney
- Blocked or leaking gutters
- Old water stains in the roof space
- Patch repairs that may hide an ongoing problem
In and around Herstmonceux, as anywhere, a roof is easiest to deal with when its problems are found early.
Questions to ask before booking
- What follow-up you get after the report

- Will they check the loft as well as the outside?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
