About our pre-purchase roof survey in Stunts Green
Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it is clear what it means for your purchase. Common reasons to book are old water stains in the roof space and ponding, blisters or splits on a flat roof, on lead flashings and valleys, clay and concrete tiles and the roof space.
Some older homes in villages like Stunts Green are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

When to book a survey in Stunts Green
Rear extensions, dormers and garages frequently have flat roofs. A felt roof frequently lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.
These are some of the problems a survey can pick up:
- Patch repairs that may hide an ongoing problem
- Gutters choked with leaves and moss
- Gaps where slates or tiles have come loose
- Old water stains in the roof space
Around Stunts Green, as everywhere, small roof faults are simplest to sort before they let water in.
What to check before booking
- What the survey will not cover
- What exactly goes into their report
- Are they insured for the work?
- Whether any drone flown is registered with the CAA
Tips that help
Most of what helps is simple and safe from the ground. A few suggestions:
- Share the report with your solicitor
- Ask for any paperwork for recent roof work
- Book once your offer is accepted
- Watch for stains or fresh paint on ceilings below the roof
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What this survey cannot tell you
Some things can’t be seen without opening up the roof, so a survey has limits:
- Asbestos testing of any kind
- A structural engineer’s report
- Faults hidden behind ceilings, boards or coverings
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

Other services in Stunts Green
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
How the survey changes by roof type
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack.
Chimney stacks
Our chimney check is a visual one, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.
Buying a home or a new roof in Stunts Green
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. About 2.9 miles west lies Horselunges Manor, a reminder of how long the area around Stunts Green has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

Common questions in Stunts Green
Do you cover smaller places like Stunts Green?
Yes, Stunts Green is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Does a conservation area affect roof work in Stunts Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.
What’s the best way to book?
It is easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run seven days a week.
Does your survey replace a RICS home survey?
No. It’s a roof survey by an experienced roof surveyor, with a written report and photos. It isn’t a RICS survey and does not cover the rest of the house.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. For a village or hamlet like Stunts Green, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Find any records of previous roof work
- Keep pets in another room
- Agree roof access with the managing agent if it is shared
