Landlord roof survey in Tide Mills

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you are worried about splits and blisters in flat roof coverings and cracked or leaning shared chimneys, we can find out what’s behind it, on flat roofs on blocks, rented houses and blocks of flats alike.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Tide Mills homes and their roofs

Tide Mills lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Alfriston Clergy House lies about 4.1 miles north-east, so building around Tide Mills goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If you own a rental within reach of Bishopstone (Sussex) station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as UTC@Harbourside, a written record of a large roof helps plan work for the holidays rather than in term time.

Tide Mills is about 1 mile south-east of Newhaven, in East Sussex. Anywhere in Tide Mills, we can come and survey your property. Across East Sussex, we cover Tide Mills and the places around it. There is also a page for Brighton.

Tips that help

Here are a few things we’d tell any owner:

  • Survey the roof on a regular cycle
  • Ask your managing agent about lease terms
  • Act on high-priority defects quickly
  • File each roof report for future reference

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem typically is.

Your questions about landlord roof surveys in Tide Mills

Do roofs near the sea, like those around Tide Mills, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Tide Mills is within about 1 mile of the coast.

Can a landlord with a rental near Bishopstone (Sussex) station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

Will you walk on the roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where it applies. Anything we can’t see is noted in the report.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

What a landlord roof survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The structure in the way a structural engineer would assess it
  • Legal advice on leases or service charges
  • A full building survey of every part of the property

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What a survey covers and does not.

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. The survey normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. In a hamlet or village like Tide Mills, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

How to prepare
