Your questions about landlord roof surveys in Hellingly

How do I find out if my home in Hellingly is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Hellingly?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or use the contact form.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

How do I book a survey in Hellingly?

It’s easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof. We survey on weekdays and at weekends.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

Landlord roof surveys for homes and businesses in Hellingly

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey blocks of flats, rented houses and converted houses, and people most frequently book us about cracked or lifting flashings and standing water on a flat roof.

Around Hellingly, older cottages sit alongside bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes frequently need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Useful tips for Hellingly property owners

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check your lease or ask a solicitor about who pays
  • Keep roof surveys on a rolling plan
  • Do not store items over the loft hatch
  • File each roof report for future reference

You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. It is emailed to you ready to pass on to whoever needs it.

Deal with the high-priority defects quickly, and plan the rest. Left alone, minor faults usually get worse.

Landlord roof surveys around Hellingly

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Horselunges Manor about 0.6 miles west, Hellingly sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Hawkes Farm Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Polegate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Honest limits

To be straight with you, there are limits to any roof survey:

  • The structure in the way a structural engineer would assess it
  • Legal advice on leases or service charges
  • Areas behind locked flats or blocked hatches

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

What this survey covers

  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses

The survey, step by step

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. A visit to Hellingly is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before the survey

  • Mention any parking restrictions on your street
  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear

Arrange a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or email us.

Related advice

Checking the roof from ground level

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

How the survey changes by roof type

Roof spaces and lofts

Access to the loft may be through a flat or a common area and you’ll need to arrange it.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.

How we price landlord roof surveys

To price your survey, we check:

  • Whether it’s a home or a commercial building
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.
