Thermal imaging roof survey in Hellingly, East Sussex
Thermal imaging to find moisture and heat loss patterns in a roof around Hellingly, with findings in writing and pictures to back them up. Weekday and weekend visits available.
- Areas of a flat roof that may hold water
- Water getting in at parapets and stacks
- Leaks that are hard to trace
What this survey can’t tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Readings unaffected by sun, shade or reflections
- Seeing water directly, as the camera shows temperature, not moisture
- Hidden layers that need to be opened up to check
If in doubt, ring 07833 053749 or drop us an email and we will point you to the right survey before booking. What our survey covers.
Roof types and parts we check
- Pitched roof slopes
- Flat roofs
- Commercial roofs
- Ceilings below the roof
- Insulated roof spaces
- Loft conversions
Thermal roof surveys for homes and businesses in Hellingly
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they don’t. If a finding cannot be confirmed, the report suggests a next step. We are frequently asked to look into areas of a flat roof that may hold water and damp around roof outlets and upstands, on loft conversions, commercial roofs and flat roofs.
In smaller places like Hellingly, many homes are bungalows and houses with roofs you can partly see from ground level. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we will plan the visit with that in mind.
Leave it or get it looked at?
Repeated repairs that do not stop a leak are a sign the source hasn’t been traced. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. In a smaller place like Hellingly, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more, and water follows.
Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a smaller place like Hellingly, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We look at the roof from ground level, from windows and from the roof itself where it is safe.
- We take thermal images of the roof to pick up temperature patterns.
- Any patterns of interest are checked with moisture readings where we can reach them.
- You get a report with thermal images, photos and our recommendations.
Getting ready for the survey
- Dig out any old roof reports or invoices
- Unlock side gates and any roof access doors
- Let us know about parking before the day

FAQs for Hellingly
Do you cover smaller places like Hellingly?
Yes, Hellingly is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Do you carry out roof surveys in Hellingly?
We do. The survey and report are the same in Hellingly as anywhere else, and visits run on weekdays and weekends.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How much does a thermal roof survey cost?
It’s part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
Will you photograph what you find?
Yes. The report includes photos of what we found.
Can you give me structural calculations?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.
What we look for on each type of roof
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.
Single-ply and EPDM roofs
Because these membranes are thin, patterns from below frequently show. Shiny surfaces can reflect heat, so we take care reading the images.
Practical tips
Over many surveys, some simple habits stand out as worth the effort:
- Tell us where and when you’ve seen damp or stains
- Check the loft can be reached safely
- Keep outlets and gutters clear to stop water sitting
- Do not climb onto the roof to look for leaks yourself
After the visit, we put the thermal images, photos and moisture readings into one report. Each image is explained in plain words, alongside what we recommend. With a Premium Survey, you get the report the same day.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
Thermal roof surveys around Hellingly
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.
For hotels and guest houses around Hellingly, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. With Horselunges Manor about 0.6 miles west, the area around Hellingly has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. For site and facilities teams at buildings such as Hawkes Farm Academy, a drone or thermal camera can show a large roof in a single visit.
