Thermal imaging roof survey in Magham Down, East Sussex
Thermal roof surveys in Magham Down from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and South East England.
- Water that travels before it shows
- Wet areas near outlets and upstands
- Gaps in loft insulation
Useful tips for Magham Down property owners
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep the report to compare against after any repair
- Keep the heating on as usual before a heat loss survey
- Keep outlets and gutters clear to stop water sitting
- Leave the roof to people with safe access
If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.
After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.
About our thermal roof survey in Magham Down
Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There’s a 12-month follow-up as well. Common reasons to book are cold areas below the roof and heat escaping through the roof, across loft conversions, insulated roof spaces and ceilings below the roof.
In a village or hamlet like Magham Down, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Magham Down: your questions answered
Is my home in Magham Down listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will you come out to Magham Down?
Yes, Magham Down is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
What does the report include?
Written findings with photos, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
What you can safely check yourself
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. If you have questions on the day, just ask. In a small place like Magham Down, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with the roof, its history and any signs of damp or heat loss.
- The weather and surface conditions are recorded.
- We inspect the roof and take thermal images during the same visit.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
How to prepare
- If it is not your property yet, arrange access through the agent
- Tell us about any leaks, stains or damp patches you know of
- Dig out any old roof reports or invoices
Book a survey
Most bookings start with a short call: call 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Advice
What we look for on each type of roof
Loft insulation
From inside the loft, thermal imaging can show gaps in insulation and cold spots. We inspect the loft where it can be reached safely.
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.
What affects the price in Magham Down
A few things affect what a survey costs:
- How big the roof is
- Any need for thermal images or a drone flight
- Chimneys, valleys, parapets and other details
- Whether it’s a home or a commercial building
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
What we need to know
If you can, have these to hand when you contact us:
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
- Where water is showing inside, if it is
- Your timetable, like an exchange date
If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, phone 07833 053749 or send us an email.
Thermal roof surveys in Magham Down: local notes
About 1.7 miles west lies Horselunges Manor, a reminder of how long the area around Magham Down has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help.
If you look after a building like Hailsham Community College, thermal images can show where wet insulation sits under a big flat roof.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photos included.
