Gutter survey in Magham Down
Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it is safe to see them, from the ground, from windows, from the roof space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, outlets and hoppers and valley gutters, and people most often book us about downpipes that are split or coming away and blocked outlets and hoppers.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

FAQs for Magham Down
Do you survey roofs for landlords with property near Polegate station?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and some details, including who will give access on the day.
Will you come out to Magham Down?
Yes. Magham Down is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Will you check the drains below ground?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.
How much time does the visit need?
It normally takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. You will know roughly how long when we arrange the visit.
How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We look at the joints, brackets and falls.
What happens on the day
After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, most surveys take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. Around Magham Down, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Note where any stains or damp appear
- If the roof is shared, arrange access with whoever manages the building

Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now usually keeps the fix smaller. Around Magham Down, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
What a gutter survey looks like in Magham Down
The wider area around Magham Down has a long history of building, with Horselunges Manor about 1.7 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Polegate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Common roof problems in Magham Down
Valley, parapet and box gutters are frequently lined with lead or a sheet material. When a lining splits or an outlet blocks, the water can come inside as there is nowhere harmless for it to go. Lead linings can also be stolen.
Things that frequently lead to a survey include:
- Downpipes that are split or coming away
- Leaks at the gutter joints
- Brackets that have dropped or snapped
- Overflowing eaves gutters
If you look after a building such as Hailsham Community College, large buildings have long gutter runs and big roofs that need checking like any other.
Questions to ask before you book
- What exactly goes into their report
- Their insurance cover
- Will they check the loft as well as the outside?
- Whether VAT is in the quoted price
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Ask for valleys and parapet gutters to be cleared too
- Check downpipe clips are holding
- Check the loft with care after heavy rain
- Note any damp stains below the gutters
After any work is done, watch the gutters in the next heavy rain. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you cannot check them from the street, so make sure they’re included in any clearing work.
