Gutter survey in Lower Dicker
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We survey fascias and soffits, parapet and box gutters and downpipes, and the problems we’re asked to look at most are blocked outlets and hoppers and sagging gutters and loose brackets.
In a small place like Lower Dicker, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Tips that help
Here are a few things we’d tell any owner:
- Watch the gutters during heavy rain
- Check downpipe clips are holding
- Check the loft with care after heavy rain
- Don’t climb a ladder to look in the gutters
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you as soon as it is ready.
Get trees and climbers near the eaves trimmed back using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
FAQs for Lower Dicker
Is Lower Dicker within the area you cover?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Lower Dicker?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or send us an email.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
When does the report arrive?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.
The survey, step by step
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere as small as Lower Dicker, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked
- Tell us about any leaks, stains or damp patches you know of

What a gutter survey looks like in Lower Dicker
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 1.2 miles east lies Horselunges Manor, a reminder of how long the area around Lower Dicker has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
Anyone responsible for a site like Hellingly Community Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Berwick (Sussex) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. The streets around a church like Zoar Strict Baptist Chapel are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens if roof problems are left?
A blocked valley or parapet gutter does not spill harmlessly. It can overflow into the building, often in the heaviest rain. It is worth having these gutters looked at before the wetter months. Older and listed buildings around Lower Dicker may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
