Gutter Survey in Upper Dicker
A survey of gutters, valleys, outlets and downpipes in Upper Dicker. We have completed more than 5,000 surveys across London and South East England.

- Gutters packed with leaves or moss
- Blocked outlets and hoppers
What happens if roof problems are left?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Upper Dicker, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Gutter surveys for homes and businesses in Upper Dicker
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It’s an easy job to put off, but they rarely get better. We are often asked to look into gutters overflowing in heavy rain and overflowing valley or parapet gutters, across outlets and hoppers, fascias and soffits and parapet and box gutters.
In a village or hamlet like Upper Dicker, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we look for on each type of roof
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check joints, brackets and the line of each run.
Upper Dicker homes and their roofs
Michelham Priory, about 0.6 miles south-east, is one of the historic houses in the wider area around Upper Dicker. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Bede's Prep School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Berwick (Sussex) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs.

Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
What this survey cannot tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- What’s hidden inside a downpipe
- Rot or damp concealed behind fascias or inside walls
- Gutters out of sight from each safe vantage point

Upper Dicker questions
Is my home in Upper Dicker listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Can a landlord with a rental near Berwick (Sussex) station book a roof survey?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Do you take photos of the roof?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
What do I do with the report?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or use the contact form.
The survey, step by step
After the inspection, everything we found is written up in a report with photos, sent to you by email. On timing, most surveys take about one to two hours for a house, or half a day or so for a commercial building. Rural addresses near Upper Dicker can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We agree which parts of the building you’re most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Before we arrive
- If you’re buying, check with the agent that we can get in
- Let us know about parking before the day
- Unlock side gates and any roof access doors
