What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The number of roofs, including extensions and garages
  • Which survey package you book
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What we need to know

Some details help us recommend the right survey and price. When you get in touch, it’s useful to mention:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

How a roof leak investigation works in Upper Dicker

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey valleys and parapet gutters, rooflights and dormers and lead flashings, and common reasons people get in touch are damp patches next to the stack and water through the ceiling under a flat roof.

Being in a small place like Upper Dicker makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Slate and tile slopes

A gap in the coverings exposes the underlay. Ageing felt eventually lets water through.

Leave it or get it looked at?

Damp in a ceiling or loft can lead to mould. It’s unpleasant, and it’s harder to deal with once established. Stopping the water is the first step. In a place like Upper Dicker, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why us?

  • Covered by professional indemnity and public liability insurance
  • Surveys seven days a week
  • Independent findings on the roof’s condition

When you need someone else

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Whether rotten timbers meet design loads
  • Leaks that only appear in weather we cannot recreate
  • Plumbing leaks that look like roof leaks

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes an hour or two at most homes, though large, tall or awkward roofs take more time. Somewhere like Upper Dicker needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we check every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photographs, the likely entry point and recommendations.

Before we arrive

  • Keep pets in another room
  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

Getting a price

If you are buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or use the contact form when you are ready.

FAQs for Upper Dicker

Do you carry out roof surveys in Upper Dicker?

Yes, Upper Dicker is one of the places we work. The survey and report are the same in Upper Dicker as anywhere else, and visits run on weekdays and weekends.

How do I find out if my home in Upper Dicker is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long does a roof leak investigation take?

The visit typically takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. We will give you an idea of timing as you book.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you photograph what you find?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Roof leak investigations in Upper Dicker: local notes

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from. About 0.6 miles south-east lies Michelham Priory, a reminder of how long the area around Upper Dicker has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If you let a flat or house near Berwick (Sussex) station, tracing a leak quickly matters when a tenant is living with it. The streets around a church such as Holy Trinity are often among the oldest in a place, and if your house is among the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Take a building like Bede's Prep School: a leak through a large roof is often found some distance from where the water shows inside.
