Pre-purchase roof survey in Magham Down

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey the roof space, natural slate and clay and concrete tiles, and people most often book us about cracked flaunching or crumbling chimney pointing and a ridge or slope that dips.

For a small place like Magham Down, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours at a typical house, with time for the loft where it can be reached. In a small place like Magham Down, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • For flats, make sure roof access has been agreed
  • Point out any leaks or damp patches

Booking a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Magham Down questions

Is my home in Magham Down listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Magham Down?

We do. A small place gets exactly the same survey as a big one.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Will you need to get into the loft?

Ideally, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Should I get a roof survey as well as a RICS home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A valuation or a promise of a lower price

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Clay and concrete tiles
  • Lead flashings and valleys

Prices for pre-purchase roof surveys in Magham Down

Not every roof costs the same to survey, for these reasons:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You’ll know the price for your roof before booking.

Helping us price your survey

We will normally ask about:

  • The style of property, from a terrace to a block
  • Pictures of the roof from a safe spot, if you have them
  • Your timetable, such as an exchange date
  • Anything about access we should know

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.

Roof by roof

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you are buying has one, that gutter and its outlet get a careful look.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof, and we say what we see from wherever is safe.

Pre-purchase roof surveys in Magham Down: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Horselunges Manor about 1.7 miles west, Magham Down sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

When to book a survey in Magham Down

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.

Typical things we’re asked to look at include:

  • Standing water on a flat extension roof
  • Gutters choked with leaves and moss
  • A ridge or slope that dips
  • Slates or tiles that have slipped or gone

Landlords with a home close to Polegate station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Questions to ask before booking

  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
