Independent pre-purchase roof surveys in Lower Horsebridge

Pre-purchase roof surveys for homes and businesses in Lower Horsebridge

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. If you’re worried about sagging ridge lines or uneven roof slopes and chimney mortar that has eroded, a survey will tell you what’s going on, on the roof space, clay and concrete tiles and lead flashings and valleys alike.

For a small place like Lower Horsebridge, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Lower Horsebridge often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

What we look for on each type of roof

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We check outlets too, since a blocked one leaves water sitting on the roof.

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What a pre-purchase roof survey looks like in Lower Horsebridge

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. The wider area around Lower Horsebridge has a long history of building, with Horselunges Manor about 0.6 miles north-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark like Zoar Strict Baptist Chapel, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Polegate station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Lower Horsebridge questions

Is my home in Lower Horsebridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Lower Horsebridge within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

How do I book a survey in Lower Horsebridge?

Simply call 07833 053749 or send us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

Will you climb onto the roof?

Only where it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Can you tell me if my roof has asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What we cannot see

In fairness, a roof survey has limits:

  • A valuation or a promise of a lower price
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.

What we check

  • The roof space
  • Clay and concrete tiles
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate
  • Lead flashings and valleys

What happens if roof problems are left?

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. In a place like Lower Horsebridge, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
