Landlord roof survey in High Cross

We survey let and shared roofs in High Cross and across London and South East England. Time on site normally takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. We inspect from ground level, vantage points, the loft space and the roof where it is safe, and by drone where it is applicable. A written report with photos follows. We survey shared roofs, blocks of flats and flat roofs on blocks, and the problems we’re asked to look at most are damp or stains in top-floor flats and gutters overflowing onto walls.

Somewhere as small as High Cross, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like High Cross can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Check the loft hatch can be reached
  • Leave side gates unlocked

Common questions in High Cross

Is my home in High Cross listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

I let a flat near Crowborough station. Can you check the roof?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

How long will you be at the property?

It normally takes an hour or two for a single let house, with blocks of flats taking longer. The report follows by email.

Does the weather affect the survey?

It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Signs you need a landlord roof survey in High Cross

A roof nobody lives directly under can be easy to overlook. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.

It is worth booking a survey if you’ve seen:

  • Splits and blisters in flat roof coverings
  • Blocked gutters over flats
  • Damaged pots and flaunching
  • Worn ridges, hips and verges

The streets around a church like The Parish Church of St Denys are frequently among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Which limits apply to the survey
  • How soon the report will arrive
  • Which viewpoints they use to see the roof

What to expect from a roof survey

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Responsibility under a lease
  • A full building survey of every part of the property
  • Areas behind locked flats or blocked hatches

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before booking. The full list of what we check.

What we check

  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Blocks of flats
  • Shared roofs
  • Converted houses

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Local roofs in High Cross

Historic houses like Wadhurst Castle, about 4.9 miles east, show how far back building in the area around High Cross goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Rotherfield Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Crowborough station may find that the gap between tenancies is a good time to have the roof looked at.

High Cross is about 3 miles east of Crowborough, in East Sussex. Whether the building in High Cross is a house, a flat or a commercial unit, we can survey the roof. We cover towns and villages across East Sussex, large and small. Crawley is in our area too.

Why get it checked now?

On a shared roof, disagreements are easier to settle with a clear record. Without one, each party may have a different view of what’s wrong. In a place like High Cross, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
