Different roofs, different checks

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Their flashings and pointing can let water in.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Landlord roof surveys for homes and businesses in Birchett's Green

A roof over tenants or leaseholders often gets attention only when water comes in. A condition survey lets you find problems before they become leaks so work can be planned, not rushed. The findings come in a written report with photos to keep on file for the building. Many landlords and agents repeat it every few years to see how the roof is changing. If you’re worried about blocked gutters over flats and parapets and upstands in poor repair, a survey will tell you what’s going on, whatever the roof.

In a small place like Birchett's Green, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The report records the let or shared roof as we found it on the day. It’s useful right away, and a good reference for later.

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Local roofs in Birchett's Green

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Birchett's Green has a long history of building, with Wadhurst Castle about 2 miles west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Uplands Community College: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Stonegate station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near Shover's Green Baptist Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first.

The survey, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Somewhere as small as Birchett's Green, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Book gutter clearing at least once a year
  • Make leak reporting easy for tenants
  • Give residents notice before a survey
  • Make sure the loft space can be accessed

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

Why it is worth a survey now in Birchett's Green

Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. In a small place like Birchett's Green, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. The price is agreed before a date is set.

Why book with us
