New roof snagging near Birchett's Green

New roof snagging in Birchett's Green

Replacing a roof costs a lot, so it’s worth having it checked before the final payment. Our new roof snagging inspection looks for faults and unfinished work on the roof and around the property. The findings go into a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. Common reasons to book are untidy or loose verge details and cracked lower roofs or marked walls after the work, across new-build homes, flashings and valleys and ridges and verges.

For a small place like Birchett's Green, the visit is planned like any other: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on any day of the week.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around Birchett's Green frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a photo-illustrated written report of each snag.

How to prepare

  • Check pets are kept safely away
  • Leave a clear route to the loft

FAQs for Birchett's Green

Do you carry out roof surveys in Birchett's Green?

Yes, Birchett's Green is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Birchett's Green?

We do. A small place gets exactly the same survey as a big one.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Will you deal with my roofer if there is a problem?

No, our role is to record the roof’s condition. Any dispute stays between you and your roofer or builder, and you may want legal advice for that.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

When to book a survey in Birchett's Green

Work at height can mark walls, crack lower roofs or loosen gutters. A snagging check looks around the property as well as at the roof.

Here are some of the things we see frequently:

  • Gutters blocked by building debris
  • Flashings not properly dressed or fixed
  • Tiles or slates sitting out of line
  • Loose or badly finished ridge tiles

If your home is one of the older ones in the streets near Shover's Green Baptist Chapel, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive
  • Which limits apply to the survey

How the survey changes by roof type

Slate roofs

Ridges, verges and valleys are checked closely on new slate roofs from safe vantage points.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

How we price new roof snagging

A few things affect what a survey costs:

  • The shape of the roof and its details
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • The number of roofs, including extensions and garages

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

A little information up front helps. It is useful to include:

  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • The property’s address and postcode
  • What kind of property and roof it is

Getting a price is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will recommend the right survey. We confirm the price before anything is booked.
