New roof snagging in Cousley Wood: what you get

We carry out new roof snagging in Cousley Wood and across London and the South East. A visit normally takes about 1–2 hours for most houses, or half a day or so for a commercial building. We inspect as far as it is safe to see including by drone where applicable. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed loose or badly finished ridge tiles and offcuts and broken tiles left behind, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Cousley Wood are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Legal advice on your contract
  • Parts of the roof we can’t see safely
  • Estimates of what fixes will cost

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey before booking. The full list of what we check.

What we look at

  • Loft conversions and dormers
  • Flashings and valleys
  • Ridges and verges
  • New-build homes
  • New flat roofs
  • Replacement roofs

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about one to two hours at a typical home, and longer for a large or complex roof. Around Cousley Wood, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. Debris and damage to other parts are recorded.
  5. We send a written report you can pass on.

FAQs for Cousley Wood

Is my home in Cousley Wood listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Cousley Wood?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you lift tiles to check the fixings?

No. We inspect what can be seen without opening up the roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

What does a new roof inspection include?

All the parts of the roof we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is checked where there’s safe access, and we note any mess or damage left after the work.

What we are asked to look at in Cousley Wood

Roofers do not always clear every gutter and lower roof. Broken tiles, offcuts and nails can block gutters and on extension roofs.

Signs worth acting on include:

  • Loose or badly finished ridge tiles
  • Cracked or slipped new tiles or slates
  • Damage to other parts of the building
  • Signs of condensation in the loft space

If you own one of the older houses in the streets near Rehoboth Chapel, the roof may have had decades of patch repairs, and the survey shows where they are.

Before you book any roof surveyor

  • When you will get the report
  • Will the report include photos?
  • Whether the inside of the roof is included
  • What they won’t be able to tell you

Useful tips for Cousley Wood property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Tell your roofer the work will be inspected
  • Note the end of any warranty or defects period
  • Look for new stains after a downpour
  • Put any issues to your roofer in writing

Once the snags have been dealt with, keep the report with your roof paperwork. It records the roof’s condition at that point.

Keep the final payment until the roof has been checked if your contract allows it. It gives the roofer a reason to finish everything.
