What affects the cost of new roof snagging

We confirm the price for your survey before booking. This is what makes a difference:

  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

You do not need to know any roofing terms. It’s enough to tell us:

  • When you need the report by
  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • Where any leaks, stains or damp patches show inside

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

How new roof snagging works in Wallcrouch

Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it does set out clearly what we found. We are frequently asked to look into missing or blocked roof ventilation and underlay at the eaves left exposed, across new flat roofs, flashings and valleys and new-build homes.

Somewhere as small as Wallcrouch, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report records the new roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Wallcrouch questions

Do you cover Wallcrouch?

We do. The survey and report are the same in Wallcrouch as anywhere else.

Is my home in Wallcrouch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is snagging available for a new-build house roof?

Yes, the inspection works the same as for a re-roof. The report lists snags with photographs to raise with the builder.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Do you get involved if the roofer disagrees with the report?

No. Our job is to report on the roof as we find it. Any dispute is between you and your roofer or builder, and the report gives you a clear record to refer to.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, most surveys take about 1–2 hours for most homes, depending on how much new work there is to check. Older rural homes like those around Wallcrouch can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a photo-illustrated written report.

Advice

Buying a home or a new roof in Wallcrouch

Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Wadhurst Castle, about 2.2 miles north-west, show how far back building in the area around Wallcrouch goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Stonegate station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Shover's Green Baptist Chapel, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

What new roof snagging doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Legal advice on your contract
  • Pricing the remedial work
  • Fixings and underlay hidden under the coverings

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Tell your roofer the work will be inspected
  • Walk round the house to look for knock-on damage
  • Look for debris left in gutters from the ground
  • Note the end of any warranty or defects period

The report gives your roofer a clear list to work through. If there is a dispute, it is between you and your roofer or builder, and our part is to report what we see.

Keep the final payment until the roof has been checked if your contract allows it. It keeps the job open until it’s right.
