What a chimney survey looks like in Danehill
The wider area around Danehill has a long history of building, with Priest House about 4 miles north-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Take an older house close to The Parish Church of All Saints: its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Haywards Heath station, a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like Danehill Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

About our chimney survey in Danehill
Each stack is looked at from the safest viewpoints available: from the ground, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack can’t be seen, the report says so. Each defect is recorded with a photo and a plain description. Common reasons to book are lifted or split lead flashings and a stack that appears to lean, on brick chimney stacks, lead flashings and shared and party-wall stacks.
In a village or hamlet like Danehill, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Ask about consent before removing a chimney on an older property
- Check unused flues are capped with ventilation
- Have brackets on the chimney checked
- Look at the chimneys with binoculars after a storm
You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
Prices for chimney surveys in Danehill
We confirm the exact price before booking. These are the things that affect it:
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
- Extra roofs, like extensions, dormers or garages
- House, block, shop or office
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both including VAT. We confirm the exact price before you book.
Booking your survey
There’s no need for technical words. Just let us know:
- Any photos you have, taken from ground level or a window
- Where the property is, with the postcode
- Where any leaks, stains or damp patches show inside
- The reason for the survey, such as buying, a leak or storm damage
We confirm the price for your roof before you book, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or drop us an email.
Checking the roof from ground level
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Common questions in Danehill
Does a conservation area affect roof work in Danehill?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Will you come out to Danehill?
Yes. Danehill is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
What happens next?
We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Our stack is shared. Can you still survey it?
Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.
Is it a problem to have an unused chimney?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
How it works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house, and more on a big or complicated roof. Somewhere as small as Danehill, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we talk through the stacks, their history and any problems.
- We check every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
Getting ready for the survey
- Move anything stored under the loft hatch
- Unlock side gates and any roof access doors
- Point out any leaks or damp patches
Book a survey
If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.

Why act early in Danehill
Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. Where a roof is exposed, as many are in small places like Danehill, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we can’t see
In fairness, a roof survey has limits:
- Structural calculations for a leaning stack
- Whether the flue is safe to use
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.
