What we look for on each type of roof

Inverted and paved roofs

On inverted roofs, insulation sits above the membrane, which affects testing.

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

Electronic leak detection in Chilgrove

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work and parts may need to be lifted. We will discuss it with you when we quote. Any details of the build-up help, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. We survey single-ply roofs, liquid-applied waterproofing and commercial flat roofs, and people most frequently book us about leaks that return after repairs and leaks at pipes, outlets or fixings.

Some older homes in villages like Chilgrove are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What we’re asked to look at in Chilgrove

On a flat roof, water spreads under the waterproofing. The leak may show some distance from where water gets in which makes it hard to find by looking.

It’s worth booking a survey if you’ve seen:

  • Gaps at membrane joints
  • Breaches around outlets and penetrations
  • Repairs that haven’t stopped the leak
  • Water coming in under a flat roof

In and around Chilgrove, as anywhere, a roof is easiest to deal with when its problems are found early.

Before booking anyone

  • Is VAT included in the price?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether you get a written report with photos
  • What happens after the report arrives

What’s in a roof survey

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Repairing the breaches (that is for your roofer)
  • Leaks from walls, copings or rooflights
  • Areas we cannot reach or that cannot be tested

If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roof membranes
  • Commercial flat roofs
  • Green roofs
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies

What we do, step by step

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes more time on a big roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Chilgrove, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. We send a report with photos of each breach so your roofer can repair it.

How to prepare

  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.

Electronic leak detection in Chilgrove: local notes

With West Dean House about 1.6 miles south-east, Chilgrove sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

FAQs for Chilgrove

Do you cover Chilgrove?

Yes, Chilgrove is within the area we cover. Our area covers London and South East England. Just phone 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

How do I find out if my home in Chilgrove is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you find leaks on a covered flat roof?

On some roofs, yes. Covered roofs limit the methods we can use so we check the roof first.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Let us know about it when you book and we will explain what’s needed.

How long does electronic leak detection take?

It depends on the size of the roof and its build-up. We will give you an idea when we quote.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What’s the best way to book?

It’s easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.

Practical tips

Here are a few things we’d tell any owner:

  • Test new membranes before covering them
  • Use boards when working on the roof
  • Keep a note of leaks after rain
  • Clear flat roof outlets regularly

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.
