Pre-purchase roof surveys for homes and businesses in Chilgrove

We survey roofs for buyers in Chilgrove and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, ring 07833 053749 or drop us an email. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are slates or tiles that have slipped or gone and roof slopes that look uneven or sagging.

Somewhere as small as Chilgrove, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • For a flat, check who is responsible for the roof
  • Ask the seller about past roof repairs
  • Share the report with your solicitor
  • Ask for loft access on the day

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors, services and rooms below the roof
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.

Pre-purchase roof surveys around Chilgrove

About 1.6 miles south-east lies West Dean House, a reminder of how long the area around Chilgrove has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

FAQs for Chilgrove

Is my home in Chilgrove listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Chilgrove in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

How long will you be at the property?

On site, it usually takes roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

The survey, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. In a small place like Chilgrove, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Getting ready for the survey

  • Leave side gates unlocked
  • Agree roof access with the managing agent if it’s shared
  • Buyers: confirm access with the estate agent or seller

Getting a price

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Related advice

Do you need a pre-purchase roof survey in Chilgrove?

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

People typically book a survey after spotting something like this:

  • Loose pots and cracked flaunching
  • Quick fixes on flashings and valleys
  • Sagging ridge lines or uneven roof slopes
  • Gutters that overflow or drip at the joints

For any home in Chilgrove, it is the small, early fault that is cheapest to put right.

What to check before booking

  • When you will get the report
  • Is VAT included in the price?
  • Whether the inside of the roof is included
  • What exactly goes into their report

What a good roof survey covers

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Older cottages and farmhouses around Chilgrove can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.
