Pre-purchase roof surveys near Didling

Pre-purchase roof surveys for homes and businesses in Didling

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. The two sit side by side. We survey flat-roofed extensions and dormers, clay and concrete tiles and lead flashings and valleys, and people most often book us about worn or lifted lead flashings and cracked flaunching or crumbling chimney pointing.

For a small place like Didling, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind
  • How a seller will respond, or what the house is worth

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • The roof space
  • Lead flashings and valleys
  • Chimney stacks
  • Natural slate

How we price pre-purchase roof surveys

A few things affect what a survey costs:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Getting in touch

These details help when you contact us:

  • Anything about access we should know
  • The address and postcode of the property
  • Your timetable, such as an exchange date
  • What kind of property and roof it is

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

What happens if roof problems are left?

Without a survey, you’re relying on a glance from the pavement. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit. For an older or listed building in a place like Didling, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Why us?

  • Package prices that include VAT
  • Insured for professional indemnity and public liability

Do you need a pre-purchase roof survey in Didling?

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

Here are some of the things we see often:

  • Damp timbers or stains in the loft
  • Worn or lifted lead flashings
  • Quick fixes on flashings and valleys
  • Roof slopes that look uneven or sagging

The streets around a church like Church of St Andrew are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Questions to ask before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the loft is part of the inspection
  • Whether VAT is in the quoted price
  • Which limits apply to the survey

What’s in a roof survey

Didling homes and their roofs

Uppark, about 3.7 miles west, is one of the historic houses in the wider area around Didling. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

I live in a flat. Can you survey the roof?

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Didling can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Keep pets out of the way during the survey
  • Agree roof access with the managing agent if it is shared
  • Show us where any leaks or stains appear

Booking a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.
