Pre-purchase roof surveys in Dumpford

Pre-purchase roof surveys around Dumpford

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Cowdray House lies about 3.8 miles east, so building around Dumpford goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Landlords with a home close to Liss station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. If you live in an older home near St George's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

About our pre-purchase roof survey in Dumpford

Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from the ground, windows and the loft instead. We survey the roof space, clay and concrete tiles and natural slate, and common reasons people get in touch are flashings that have lifted or split and blocked or leaking gutters.

Being in a small place like Dumpford makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

What you get is a clear record of the roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Leave it or get it looked at?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. Around Dumpford, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

Common questions in Dumpford

Is my home in Dumpford listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Dumpford?

Yes, Dumpford is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or email us and let us know about the property, and we will talk through which survey suits.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

Do you need access inside the house?

Ideally, yes. We look in the roof space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

Is a roof survey worth having alongside a home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

How long will you be at the property?

It usually takes roughly 1–2 hours for most houses, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Roof by roof

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Chimney stacks

We inspect the outside of the stack, and it isn’t a flue or gas safety check. We’ll say if the flue needs a specialist.

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What affects the price in Dumpford

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Basic, Standard or Premium
  • The height of the building and how the roof can be seen safely
  • Whether it’s a home or a commercial building

Pre-purchase roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

When you call or email, these details help:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Dates you are working to, such as exchange
  • Anything about access we should know

Booking is simple: just call 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for a house, while a commercial roof takes nearer three to four hours. Rural addresses near Dumpford can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Mention any parking restrictions on your street
  • Leave a clear route to the loft
  • Show us where any leaks or stains appear

Tips that help

Over many surveys, some simple habits stand out as worth the effort:

  • Notice patches of new decoration in top-floor rooms
  • Mention any deadline when you contact us
  • Check we’ll be able to get into the loft space
  • Pass the findings to your conveyancer

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from ground level are enough for a first look.
