When to book a survey in Havant

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.

Most people get in touch when they’ve noticed something like this:

  • Worn or lifted lead flashings
  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes
  • Gutters choked with leaves and moss

If you live in an older home near St Francis, the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?
  • Whether VAT is in the quoted price

What a good roof survey covers

Pre-purchase roof survey in Havant

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you are committed. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the loft space where it’s safe to get in. You get a photo-illustrated written report. If you’ve noticed quick fixes on flashings and valleys and roof slopes that look uneven or sagging, a survey will tell you what’s going on.

Lots of homes in a town like Havant have been extended over the years, often with flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. On a purchase or a newly finished roof in Havant, those junctions are high on the list.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What a survey costs

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • How many separate roofs there are, such as extensions, dormers and garages

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What to tell us when you contact us

A little information up front helps. Please include:

  • Dates you’re working to, such as exchange
  • What kind of property and roof it is
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you’re ready.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Ask the agent to check the loft hatch can be opened
  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof
  • Pass the findings to your conveyancer

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Buying a home or a new roof in Havant

Havant is within about 2 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you let a flat or house near Havant station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Warblington Castle, about 1.5 miles south-east, is one of the historic houses in the wider area around Havant. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Havant is about 18 miles east of Southampton, in Hampshire. Wherever you are in Havant, we can come and survey your property. We cover towns and villages across Hampshire, large and small.

What a pre-purchase roof survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A valuation or a promise of a lower price
  • Faults hidden behind ceilings, boards or coverings
  • Asbestos testing of any kind

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings and valleys
  • Natural slate
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes

Questions from Havant

Does a conservation area affect roof work in Havant?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is the coastal weather around Havant hard on roofs?

It can do. Within about 2 miles of the sea, as Havant is, metal fixings wear faster and gales find any loose ridge or slate.

How long does a pre-purchase roof survey take?

The visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. We’ll confirm what to expect when we arrange the visit.

Do you cover Havant?

Yes. Our area covers London and South East England, and that includes Havant.

Can you survey at the weekend?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or email us.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

Is a roof survey worth having alongside a home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes an hour or two at a typical house, with time for the loft where it can be reached. Most visits in a town like Havant start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes. Then, if it can be reached safely, we look in the loft.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey
