Roof survey in PO11: how it works

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey flat roofs, the roof space and ridges, hips and valleys, and people most often book us about blocked, sagging or leaking gutters and torn or sagging underlay.

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take an hour or two at most homes, and longer for a large or complex roof.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

What you’ll pay

Local landmarks in South Hayling

In South Hayling, that means homes and buildings near St Mary's Church, The Hayling College and Newton House Hotel and the streets around them. Nearby too are The Hayling College (0.5 miles north) and Mengham Junior School (under half a mile north). South Hayling’s nearest station is Fratton station, about 4.3 miles west of the centre. A little further out are St James Hospital (3.3 miles west) and Eastney Beam Engine House (3.1 miles west). The countryside around South Hayling includes Hayling Billy.

Roofs, chimneys and gutters across PO11

Homes across PO11 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked, wherever they are in PO11.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in PO11. Flights that need permission only go ahead once it is given. Some of PO11 sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. If conditions aren’t right, the visit moves to a calmer day.

South Hayling: Warblington Castle lies about 3.9 miles north, so building around South Hayling goes back a long way. On a period home nearby, the survey separates sound original work from tired later repairs. If your home is one of the older ones in the streets near St Mary's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.

Tips that help

You don’t need to be a roofer to help. Here’s what helps most:

  • Gather any paperwork for past roof work
  • Mention any damp patches when you book
  • Hold on to the report for future surveys
  • Ask about a flat roof on an extension or garage too

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

What affects the price in PO11

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • Building height and the viewpoints available
  • Which survey package you book

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Booking your survey

A little information up front helps. Please include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • Whether there’s a loft hatch, a shared roof or tricky access

Once you know what you need, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date, weekday or weekend.

DIY checks: what’s safe

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Why get it checked now?

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them.

What to check before booking

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the price includes VAT
  • How long they’ve been surveying roofs
  • What follow-up you get after the report

Your questions about roof surveys in PO11

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long does the visit take?

On site, it typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. You get a written report with photos and recommendations.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
