Roof leak investigations near South Hayling

What happens on the day

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. Being in a smaller place like South Hayling does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Mention any parking restrictions on your street
  • Tell us about any leaks, stains or damp patches you know of
  • Leave side gates unlocked

How to book

Advice

Roof leak investigation in South Hayling

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. If you’re worried about wet patches on loft insulation and damp ceilings under a flat roof, we can find out what’s behind it, whatever the roof.

Around South Hayling, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it’s worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

South Hayling: your questions answered

Is my home in South Hayling listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like South Hayling?

We do. A small place gets exactly the same survey as a big one.

Can you find a leak when it isn’t raining?

In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. A leak usually shows in one area and follows rain, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Leave it or get it looked at?

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it. Finding where the water is getting in should follow straight away. Tradespeople may need to travel further to a smaller place like South Hayling, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Roof leak investigations around South Hayling

South Hayling is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, while salt slowly corrodes metal fixings and flashings. Warblington Castle, about 3.9 miles north, is one of the historic houses in the wider area around South Hayling. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Mary's Church: water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Fratton station, a clear finding on where water gets in helps you brief a roofer straight away. For site and facilities teams at buildings like Mengham Junior School, tracing a leak on a big roof starts with where the water appears and works back.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Roof by roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Slate and tile slopes

On slate roofs, corroded nails let slates slip. Even a single gap can let water in, particularly in driving rain.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Protect furniture and flooring under the leak
  • Mention earlier attempts to fix the leak
  • Take dated photos of the leak
  • Check whether pipes or tanks run near the stain

We email the report to you, with photographs of what we found. It explains the likely entry point, the route the water takes and our recommendations. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Watch for water marks, wet underlay and damp wood. Photograph anything new.
