Roof Leak Investigation across Hampshire

Roof leak investigation in Hampshire: how it works

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. Common reasons to book are wet patches on loft insulation and damp on a chimney breast, on the roof space, rooflights and dormers and slate and tile slopes.

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes an hour or two for most houses, though large, tall or awkward roofs take more time.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

What you will pay

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Leaks and storm damage across Hampshire

Across Hampshire, we check leaks and storm damage on homes and businesses, in Basingstoke, Winchester and Gosport and well beyond. Each report records what was seen, with photos.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in Hampshire is checked with its age and materials in mind. Near the sea in Hampshire, roofs face stronger wind and salt-laden air. Ridges and verges facing the sea are worth checking after every big storm.

Basingstoke: Take a building like King's Furlong Infant School and Nursery: a leak through a large roof is often found some distance from where the water shows inside. If you own a rental within reach of Basingstoke station, tracing a leak quickly matters when a tenant is living with it.

Why get it checked now?

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later.

What to check before booking

  • Whether the loft is part of the inspection
  • When you will get the report
  • Is there a chance to talk the report through?
  • Whether you get a written report with photos

Roof by roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. Even a single gap can let water in, especially in driving rain.

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it is too low, cracked or poorly dressed, water gets behind it.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What a survey costs

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages
  • Commercial roofs and larger buildings
  • Roof area

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Getting in touch

If you can, have these to hand when you contact us:

  • Anything about access we should know
  • The kind of building and roof involved
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange

When you’re ready to go ahead, call 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Landlords and letting agents in Hampshire book surveys as well as householders. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.

Hampshire: your questions answered

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.

What do I do with the report?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

What does the report include?

A written report with photos, covering the condition of the leaking roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Will you fix the leak as part of this?

This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
