How a roof leak investigation works in Red Rice

Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. We survey flat roof details, the roof space and valleys and parapet gutters, and common reasons people get in touch are leaks below a flat extension roof and a leak that comes and goes with the weather.

For a small place like Red Rice, the inspection is the same as anywhere: the journey and access are just planned beforehand. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Water from pipes, tanks or heating systems
  • Putting the leak right
  • What’s under the covering or behind the plaster

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Lead flashings
  • Flat roof details
  • Valleys and parapet gutters
  • The roof space
  • Chimney stacks
  • Slate and tile slopes
  • Rooflights and dormers

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What a roof leak investigation looks like in Red Rice

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these roof types has its own typical places for water to get in.

Take a building like Redrice School: tracing a leak on a big roof starts with where the water appears and works back. For landlords with property near Andover station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Red Rice is about 3 miles south-west of Andover, in Hampshire. We carry out roof leak investigations in Red Rice for houses, flats, blocks and commercial buildings. Red Rice is one of the towns and villages in Hampshire where we work. You can also see our page for Southampton.

Before and after the survey

A survey works best with a little help from you, before and after. Some tips:

  • Do not climb onto the roof to look
  • Put a bucket under the drip and move valuables
  • Clear the loft hatch so we can get in
  • Record whether it leaks in every downpour or only some

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Use a professional rather than climbing up yourself.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take about one to two hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Red Rice, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Make sure pets are kept safely away

Advice

Your questions about roof leak investigations in Red Rice

Do you carry out roof surveys in Red Rice?

Yes, Red Rice is one of the places we work. Every survey there gets the same written report with photographs.

Will you come out to Red Rice?

Yes, Red Rice is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How many surveys have you done?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

How do I arrange a roof leak investigation in Red Rice?

Simply phone 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date, weekday or weekend.

What we are asked to look at in Red Rice

Every flat roof covering has a working life. A felt roof often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

People normally book a survey when they’ve noticed one of these:

  • Damp patches next to the stack
  • Damp ceilings under a flat roof
  • Water marks that spread in wet weather
  • Wet patches on loft insulation

Take an older house close to Church of St Mary the Virgin: leaks on older roofs frequently start at lead flashings, valleys or around old chimney stacks.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Their report turnaround times
  • What the survey won’t cover
  • Whether the price includes VAT

What a roof survey includes

Roof by roof

Parapet and box gutters

Linings, joints and outlets are inspected wherever it’s safe, and look for signs of past overflowing.

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.
