Roof surveys for homes and businesses in Red Rice
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you are worried about worn lead at chimneys and abutments and leaking gutter joints and downpipes, a survey will tell you what’s going on, on clay and concrete tiles, chimney stacks and flat roofs alike.
Some older homes in villages like Red Rice are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common questions in Red Rice
Will you come out to Red Rice?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
I let a flat near Andover station. Can you check the roof?
Of course. We just need to know who will give access, and we can send the report to you or your agent.
What’s the best way to book?
It’s easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof. Surveys run on weekdays and at weekends.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you look in the loft space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Do you inspect the roof from on top?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Red Rice. To discuss a property or a block, call 07833 053749 or send us an email.
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs.
Why act early in Red Rice
By the time water marks a ceiling, it’s frequently been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In a place like Red Rice, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What affects the price in Red Rice
Several things affect the price of a survey:
- Height and safe access
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- The size of the roof
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
What to let us know when you contact us
A little information up front helps. Please include:
- Your timetable, such as an exchange date
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
- The style of property, from a terrace to a block
You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
How it works
On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take an hour or two for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Red Rice, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.
Before we arrive
- Check the loft hatch can be reached
- Let us know about parking near the property
- Note where any stains or damp appear

Advice
What a roof survey looks like in Red Rice
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as Redrice School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Church of St Mary the Virgin, old fixings, lead flashings and tall chimneys are typical of older roofs.

Different roofs, different checks
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Clay plain and peg tiles
Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.
