Red Rice Pre-Purchase Roof Survey
Pre-purchase roof surveys in Red Rice from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Worn or lifted lead flashings
- Blistered or split felt on a flat roof
- Gutters that overflow or drip at the joints
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Red Rice needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photographs and recommendations before you exchange.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand
- If it isn’t your property yet, arrange access through the agent

Pre-purchase roof survey in Red Rice
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey the roof space, lead flashings and valleys and clay and concrete tiles, and common reasons people get in touch are gutters that overflow or drip at the joints and gaps where slates or tiles have come loose.
Being in a small place like Red Rice makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Towns and villages near Red Rice
What else we do in Red Rice
Red Rice homes and their roofs
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If your house is among the older ones in the streets near Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Andover station may find that it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Surveys for landlords and agents in Red Rice
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.
What we look for on each type of roof
Natural slate
Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.
Lead flashings and valleys
Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.
FAQs for Red Rice
How do I find out if my home in Red Rice is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover Red Rice?
Yes, Red Rice is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or email us with the address and some details.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
Can you survey in bad weather?
It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Do you go up on the roof?
When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Book once your offer is accepted
- Ask for loft access on the day
- Find out whether the roof has been replaced or patched
- For a flat, check who is responsible for the roof
After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.
After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
