Our roof survey service in SP11
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey ridges, hips and valleys, natural slate and flat roofs, and common reasons people get in touch are ridge tiles that have lifted or moved and water stains on rafters and ceiling joists.
Every roof is different, but as a rough guide the survey takes an hour or two for a house, or half a day or so for a commercial building. If you have questions on the day, just ask.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- The report is emailed with findings and recommendations.
What affects the price in SP11
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What you get with us
- An independent look at the roof
- More than 5,000 surveys completed
- Over 20 years’ experience
- 98% customer satisfaction
How to book
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
Around Ludgershall
In Ludgershall, that means homes and buildings near Ludgershall Castle Primary School, The Wellington Academy and Prince of Wales Hotel. A little further out are Ludgershall Castle (within half a mile north).
Roof surveys across SP11: local notes
Homes across SP11 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Blocked gutters, slipped slates and tired flashings turn up on all of them sooner or later.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In SP11, as elsewhere, exposed details are where damage shows first.
Ludgershall: If you look after a building such as Ludgershall Castle Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St James, its chimney, valleys and lead work are likely to be the parts that need attention first.
What we are asked to look at in SP11
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Common reasons to book include:
- Slipped, cracked or missing slates and tiles
- Water stains on rafters and ceiling joists
- Ponding, splits or blisters on flat roofs
- Crumbling chimney pointing or cracked flaunching
Practical tips
Small things make a difference. Our tips:
- Mention any flat roofs as well as the main roof
- Make sure we can open the loft hatch
- Leave roof access to professionals
- Find records of any re-roofing or repairs
Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.
Prices for roof surveys in SP11
What a survey costs depends on the time and equipment it needs. That comes down to:
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The use of thermal imaging or a drone
- House, block, shop or office
Roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.
What to tell us when you contact us
To price your survey accurately, we will ask about:
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Why you want a survey: buying, a leak, a storm or new work
- Where any leaks, stains or damp patches show inside
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.
Why get it checked now?
Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.
Questions to ask before you book
- Will the report include photos?
- What experience they bring
- How soon the report will arrive
- What follow-up you get after the report
What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Your questions about roof surveys in SP11
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you inspect the roof from on top?
Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.
How long does a roof survey take?
It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
How do I arrange a roof survey in SP11?
The quickest way is to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Will the report say how many years my roof has left?
We don’t give a number of years. The report explains the condition of each part and the signs of wear, and we say what needs attention and how urgently.
Do you work in SP11?
Yes. SP11 is part of the area we cover, and the service is the same as everywhere else we work.
