What this survey can’t tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)
  • An exact number of years the roof has left

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Natural slate
  • Flat roofs
  • Lead flashings
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys

About our roof survey in Fox

We inspect what can be seen safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Common reasons to book are slates or tiles that have slipped or broken and water stains on rafters and ceiling joists, across clay and concrete tiles, natural slate and ridges, hips and valleys.

Somewhere as small as Fox, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about one to two hours for most houses, and longer for a large or complex roof. In a hamlet or village like Fox, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Make sure we can get to the back of the property
  • Jot down any questions you want answered
  • If it isn’t your property yet, arrange access through the agent

Advice

Roofs, chimneys and gutters in Fox

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Landlords with a home close to Grateley station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Amport Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from Fox

How do I find out if my home in Fox is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Fox within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. We don’t provide structural calculations.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Do you give a life expectancy for the roof?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. Instead, we set out what’s sound, what’s wearing and what to do first.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Take photos of any leaks as they happen
  • Stay off ladders and the roof
  • Hold on to the report for future surveys
  • Watch for slipped slates after bad weather

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Why act early in Fox

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In a small place like Fox, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Different roofs, different checks

Clay plain and peg tiles

Clay tiles are common on older South East homes. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
