Common questions in Monxton

Do you survey roofs for landlords with property near Andover station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need.

Does a conservation area affect roof work in Monxton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How do I arrange a roof survey in Monxton?

Just call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, like damp timbers, staining or daylight.

Roof survey in Monxton

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. If you’ve noticed ridge tiles that have lifted or moved and gaps in the roof where coverings have gone, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Monxton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Why act early in Monxton

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Finding it early keeps the work smaller. Outbuildings and barns around Monxton are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Andover station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St Mary: old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Amport Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Prices for roof surveys in Monxton

Several things affect the price of a survey:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size
  • Which survey package you book

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. It’s enough to tell us:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your postcode, so we can check access and travel
  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or send us an email to find out.

When you need someone else

It’s useful to know what a survey will not do before booking:

  • Defects hidden under coverings or inside walls without opening up
  • A promise that the roof will not leak in future
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • Lead flashings
  • The roof space
  • Flat roofs
  • Ridges, hips and valleys

The survey, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for most homes, depending on how many separate roofs there are. Around Monxton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

How to prepare

  • Make sure pets are kept safely away
  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches

Advice

How the survey changes by roof type

Lead flashings and valleys

Flashings and valleys are where many leaks start. That’s why we check them closely.

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
