About our roof survey in Abbotts Ann

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey flat roofs, clay and concrete tiles and ridges, hips and valleys, and people most often book us about flashings that have come away from the wall and blocked, sagging or leaking gutters.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the roof structure meets design loads
  • A promise that the roof won’t leak in future
  • What’s under the slates, tiles or felt

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.

What we look at

  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • The roof space
  • Clay and concrete tiles

How the survey works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Abbotts Ann needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey
  • Have any paperwork from past roof work to hand

Roofs, chimneys and gutters in Abbotts Ann

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If your house is among the older ones in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Abbotts Ann Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions from Abbotts Ann

I let a flat near Andover station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Is my home in Abbotts Ann listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Is Abbotts Ann in your area?

Yes. Our area covers London and South East England, and that includes Abbotts Ann.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

Different roofs, different checks

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Do you need a roof survey in Abbotts Ann?

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.

A survey makes sense if you’ve noticed:

  • Leaning or weathered chimney stacks
  • Valley linings that have cracked or split
  • Lifted, split or missing lead flashings
  • Ponding, splits or blisters on flat roofs

If you let a flat or house near Andover station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
