About our flat roof survey in Abbotts Ann

A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. If you’ve noticed damaged trims at the roof edge and blistering in felt or asphalt, a survey will tell you what’s going on.

Older buildings in small places like Abbotts Ann may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

Abbotts Ann questions

Will you come out to Abbotts Ann?

Yes, we do. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you carry out roof surveys in Abbotts Ann?

Yes, Abbotts Ann is one of the places we work. The survey and report are the same in Abbotts Ann as anywhere else, and visits run on weekdays and weekends.

What if it rains on the day?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How do I book a survey in Abbotts Ann?

It is easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays, Saturdays and Sundays.

Will I get photos?

Yes. Photographs are part of every report.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. We check each of these and record what we find.

Leave it or get it looked at?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Older cottages and farmhouses around Abbotts Ann can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We will tell you which package suits the questions you have.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work
  • Keep outlets clear of leaves and moss
  • Limit foot traffic on the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It’s your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Flat roof surveys in Abbotts Ann: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Andover station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If your home is one of the older ones in the streets near Church of St Mary the Virgin, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like Abbotts Ann Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Abbotts Ann is about 3 miles south-west of Andover, in Hampshire. Bookings from Abbotts Ann are handled just like any other: a call or an email, a price, then a date. Abbotts Ann is one of the towns and villages in Hampshire we cover. Southampton is in our area too.

What we cannot see

It is useful to know what a survey will not do before booking:

  • Structural calculations, which need a structural engineer
  • Testing older roof sheets for asbestos
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • EPDM rubber
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Cottages and farmhouses around Abbotts Ann often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we are looking at
