Flat Roof Survey in Hampshire

Our flat roof survey service in Hampshire

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. We record the condition with photographs so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or drop us an email with the address and an idea of the roof’s size. Typical surveys look at outlets that hold water back and gaps at upstands and abutments, across EPDM rubber, felt flat roofs and single-ply membranes.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It usually takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photographs and our recommendations.

Flat roofs across Hampshire

Flat roofs across Hampshire range from small extension roofs to large commercial ones. The usual signs are standing water, blisters, splits and lifting edges, wherever the roof is in Hampshire.

Our area covers London and the South East, including Hampshire. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates. Parts of Hampshire are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose.

Basingstoke: If you run a business near The Malls, flat roofs over shops and units are easy to forget until water comes through a ceiling. With The Vyne about 2.9 miles north, the area around Basingstoke has a long history. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof.

Common roof problems in Hampshire

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Problems we come across often include:

  • Outlets that hold water back
  • Water getting in at rooflights
  • Failed upstands where the roof meets a wall
  • Cracked or split membrane

Honest limits

A survey is a proper look at the flat roof, but it can’t do everything. The main limits are:

  • Hidden layers beneath the covering
  • A structural engineer’s assessment of the deck
  • Testing older roof sheets for asbestos

Useful tips for Hampshire property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep outlets clear of leaves and moss
  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will they check the loft as well as the outside?
  • Whether the price includes VAT
  • Their report turnaround times

What affects the price in Hampshire

Not every roof costs the same to survey, for these reasons:

  • Chimneys, valleys, parapets and other details
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • The size of the roof

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Helping us price your survey

There’s no need for technical words. Just let us know:

  • How the loft is reached, if there is one
  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • What made you get in touch

Getting a price is simple: just call 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Hampshire: your questions answered

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, recording anything that could let water through. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you survey in bad weather?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Is ponding on a flat roof a problem?

Standing water a day or two after rain normally needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

How do I arrange a flat roof survey in Hampshire?

Simply call 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day.
