Flat roof surveys for homes and businesses in Brambridge

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed pools of water lying on the roof and a sagging deck under the covering, a survey will tell you what’s going on, on felt flat roofs, GRP fibreglass and mastic asphalt alike.

Somewhere as small as Brambridge, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when you book.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Prices for flat roof surveys in Brambridge

We confirm the price for your roof before booking. This is what makes a difference:

  • Which survey package you book
  • How big the roof is
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Booking your survey

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Whether there is a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage

Not sure which survey you need? The easiest way is to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. In a place like Brambridge, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Why us?

Flat and commercial roofs around Brambridge

A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. South Stoneham House, about 4.5 miles south-west, is one of the historic houses in the wider area around Brambridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Shawford station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For an older house near a landmark such as Church of the Holy Trinity, the flat roofs on later extensions tend to wear out long before the main roof.

Brambridge is about 2 miles north-east of Eastleigh, in Hampshire. Anywhere in Brambridge, we can come and survey your property. We cover towns and villages across Hampshire, large and small. We also survey roofs in Southampton.

Do you need a flat roof survey in Brambridge?

Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.

Look out for signs like these:

  • Failed seals around rooflight kerbs
  • Blisters and bubbles in the covering
  • Edge trims that have lifted or split
  • Gaps at upstands and abutments

If you look after a building like Colden Common Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Questions to ask before you book

  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?

What to expect from a roof survey

Questions from Brambridge

Is my home in Brambridge listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Brambridge?

Yes, Brambridge is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Brambridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it’s weakest.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.
