Tips from our surveys

Over many surveys, some simple habits stand out:

  • Clear roof outlets and gutters each autumn
  • Check from a window for ponding after heavy rain
  • Keep clear of rooflights and fragile roof sheets
  • Keep people off the roof unless they need to be there

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

About our flat roof survey in Fareham

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you are worried about blocked or damaged outlets and gaps at upstands and abutments, a survey will tell you what’s going on, whatever the roof.

In a town like Fareham, a good many shops, schools and business units have flat roofs. They’re easy to forget until water comes through a ceiling tile, and by then the insulation underneath may be wet. A survey, or electronic testing where the membrane suits it, shows what’s going on. Tell us who manages the building so access to the roof can be arranged.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

FAQs for Fareham

Do roofs near the sea, like those around Fareham, take more of a battering?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Fareham is within about 2 miles of the coast.

Is my home in Fareham listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.

How do you inspect a flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. We will talk about access as you book.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a visit in Fareham, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How the survey changes by roof type

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. We note where this is happening and how widespread it looks.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Hairline cracks over board joints are an early warning we look out for.

Landlords, agents and block managers in Fareham

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Flat roofs in Fareham

The coast is about 2 miles or less from Fareham, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Fareham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like St Jude's Catholic Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you look after a shop, office or commercial unit, for example near Fareham Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

What we need to know

  • The type of building and roof, such as pitched or flat
  • Where water is showing inside, if it is
  • Anything about access we should know
  • Your postcode, so we can check access and travel

When you need someone else

It is a careful look at the flat roof, not the whole story. Its limits include:

  • What’s under the membrane without opening it up
  • An exact number of years the roof has left
  • Structural calculations, which need a structural engineer

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.
