Flat roof surveys in Peel Common

Do you need a flat roof survey in Peel Common?

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Things that often lead to a survey include:

  • Splits, cracks and crazing
  • Upstands pulling away from walls
  • Blocked or damaged outlets
  • Pools of water lying on the roof

If you run a business near Fareham Shopping Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • How they plan to inspect the roof safely
  • Their drone registration, if they fly one
  • What happens after the report arrives

What a good roof survey covers

Flat roof survey in Peel Common: what you get

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed cracked or split membrane and dips that suggest the deck is deflecting, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Peel Common are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

FAQs for Peel Common

Do you cover smaller places like Peel Common?

Yes, Peel Common is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Peel Common listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

What a flat roof survey looks like in Peel Common

Peel Common lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Landlords with a home close to Fareham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings such as Peel Common Junior School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Why get it checked now?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

How the survey works

Once we have finished looking, we write up our findings in a report with photos. As for time on site, most surveys take about 1–2 hours for a house, and longer for a large or complex roof. Somewhere as small as Peel Common, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Whether the deck or joists are strong enough
  • What’s under the membrane without opening it up
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes

What you can safely check yourself

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Landlord and commercial surveys in Peel Common

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
