Flat roof surveys around Lee-on-the-Solent
The coast is about 1 mile or less from Lee-on-the-Solent, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses like Osborne House, about 4.9 miles south-west, show how far back building in the area around Lee-on-the-Solent goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
If you run a business near Fareham Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take an older house close to Church of St Faith: flat-roofed rear additions and dormers added over the years are worth checking.

Flat roof surveys for homes and businesses in Lee-on-the-Solent
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That’s why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. We survey felt flat roofs, upstands and outlets and mastic asphalt, and the problems we’re asked to look at most are cracked or split membrane and blocked or damaged outlets.
Around Lee-on-the-Solent, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when booking, so the visit can include them, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely. The survey typically takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to a smaller place like Lee-on-the-Solent is no different on the day: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Keep pets inside or away from the areas we are looking at
- Gather any invoices or paperwork from past roof work
- If it isn’t your property yet, arrange access through the agent
How to book
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or use the contact form to find out.
Advice
Common roof problems in Lee-on-the-Solent
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
We are often asked to look at:
- Outlets choked with leaves and silt
- Failed seals around rooflight kerbs
- Dips that suggest the deck is deflecting
- Upstands pulling away from walls
If you own a rental within reach of Fareham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Before booking anyone
- Are they insured for the work?

When you need someone else
We only report whatever is safely visible on the day, so there are some things a survey can’t cover:
- Parts of the roof that aren’t safe to walk on or view
- Asbestos testing, which needs a specialist asbestos surveyor
- A promise that the roof will not leak in future
If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and does not.
What we look at
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
Different roofs, different checks
Mastic asphalt
Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check from a window for ponding after heavy rain
- Check the outlets after the leaves fall
- Keep records of when the roof was laid and what work has been done
- Note any new marks on ceilings beneath the roof
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Lee-on-the-Solent: your questions answered
Does a conservation area affect roof work in Lee-on-the-Solent?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Does being near the coast affect roofs in Lee-on-the-Solent?
It can do. Within about 1 mile of the sea, as Lee-on-the-Solent is, metal fixings wear faster and gales find any loose ridge or slate.
How much is a survey?
Flat roof survey starts from £150, including VAT. You’ll know the price for your survey before booking. To get a price, phone 07833 053749 or email us.
How fast do I get the report?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Can you give me structural calculations?
No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
How do you inspect a flat roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.
